Offers received: I've received 1 written offer but I've been told 2 others will be forthcoming.

 

IF an all-cash offer is received, I will mention it, otherwise, assume any offer I have received has normal contingencies (financing/inspection). I cannot disclose offer details so please don't ask. DO put your best foot forward. If you want ideas on how to write an offer in a multiple offer situation, I can share some of the things I do. 

Ideal offer: Cash, close in 10 days, no contingencies, let seller rent back at no cost for 30 days. 

Next best offer scenario: Would be either FHA/VA/Conv rehab loan whereby the buyer assumes the cost of any issues that would prevent financing using a non-rehab type loan.

Other: EM should be at least 2%. Lender letter should state you have credit approval and I really like when it stated you have automated underwriting approval, especially if its for a rehab loan. 

Oftern buyers assume they'll get a second chance to re-up their offer. Please inform them this isn't likely. If you'd like feedback on your offer (if you don't prevail) later, I can respond on July 6th.
